Your Cabin's Assessed Value — How to Check and Correct It

A cabin's assessed wealth value should never exceed 30% of its market value — yet many owners pay wealth tax on a value set too high. Here is the simple way to check whether yours is too high, and how to fix it yourself in your tax return.

Your Cabin's Assessed Value — How to Check and Correct It

Many cabin owners in Norway pay more wealth tax than they need to — simply because the cabin's assessed value (formuesverdi) is set too high, and no one has ever checked it.

The good news: there is a clear rule for how high the value is allowed to be, and you can correct it yourself. Here is how.

Where do you find the assessed value?

You will find it in your tax return at skatteetaten.no:

Topic "Housing and assets" → the entry for holiday property (fritidseiendom).

This number — not the purchase price, and not the municipality's property-tax valuation — determines how much wealth tax you pay on the cabin.

How the value is set

It is exactly this 30% limit that makes it possible to get the value reduced.

How to check whether it is too high

It is a three-step calculation:

  1. Find the market value. Use recent sales of comparable cabins in the area, or a professional valuation.
  2. Multiply by 0.30.
  3. Compare. If the figure in your tax return is higher than this, you are entitled to have it reduced.

Example:

How to change the value

The easiest part of all: you do not need to file an appeal. You change the figure directly in your tax return.

Worth remembering

A lower assessed value only gives an actual tax benefit if your total net wealth is above the threshold:

If you are below the threshold anyway, you do not pay wealth tax — but it can still be wise to have the correct value on record for the future.

Keep your value figures ready when you need them

Valuation, purchase price, improvements, renovation receipts — all of it affects what the cabin is worth and what you can document. Digital Hyttebok lets you gather maintenance, costs, and documents in one place, so your paperwork is ready the day the Tax Administration — or a buyer — asks.
